Dubai Real Estate Market Records AED 46.22 Billion in Transactions in August 2026

Dubai’s real estate market continued its strong performance in August 2026, recording AED 46.22 billion in total real estate transactions, according to data from the Dubai Land Department (DLD).

The latest figures highlight the continued strength of Dubai’s property sector, with investors and buyers maintaining strong demand across both ready and off-plan properties.

AED 46.22 Billion in August Transactions

Dubai recorded approximately 15,960 real estate transactions in August 2026, with total transaction value exceeding AED 46.22 billion.

Property sales accounted for AED 27.89 billion, generated through approximately 11,600 transactions. This included both residential properties and transactions involving buildings and land.

The sales figures demonstrate continued demand for Dubai properties despite changing global market conditions.

Strong Demand for Ready and Off-Plan Properties

Ready-property sales reached approximately AED 14.28 billion across 3,821 transactions.

Meanwhile, off-plan property sales reached AED 13.61 billion, representing 7,780 transactions.

The relatively close performance between ready and off-plan sales highlights the continued interest in both completed properties and new developments across Dubai.

Mortgage Activity Remains Strong

Mortgage transactions also contributed significantly to August’s performance, reaching approximately AED 14.36 billion across 3,735 transactions.

The figure indicates continued activity from buyers using mortgage financing to purchase residential units, buildings and land.

Dubai Real Estate Market Continues Its 2026 Momentum

The August results add to an exceptionally strong year for Dubai real estate.

From January through the end of August 2026, total real estate transactions reached approximately AED 523.44 billion across 148,564 transactions. Property sales during the same period reached AED 349.83 billion across 112,020 transactions.

Business Bay was among the leading areas for property sales during the first eight months of the year, recording more than AED 19.46 billion in sales, followed by areas including Madinat Al Mataar, Al Yelayiss 1 and Palm Deira.

What This Means for Property Investors

The latest transaction figures reinforce Dubai’s position as one of the region’s most active real estate markets.

Strong sales volumes across ready and off-plan properties, combined with substantial mortgage activity, indicate continued interest from both local and international investors.

For buyers considering Dubai property, the data also highlights the importance of evaluating location, developer reputation, payment plans, rental potential and long-term capital appreciation rather than focusing only on headline prices.

Conclusion

Dubai’s real estate market remains on a strong growth trajectory in 2026. With AED 46.22 billion in transactions recorded in August alone and more than AED 523 billion recorded during the first eight months of the year, the market continues to attract significant investment and buyer demand.

As Dubai continues to expand its residential, commercial and infrastructure ecosystem, the real estate sector is expected to remain an important part of the emirate’s economic growth.
